Access Statement

Introduction

The Corbyn Apartments comprises 17 apartments on three floors. The ground floor provides 2 x two bedroom apartments and 1 x one bedroom apartment, playroom and reception area. One bedroom apartments are located on the first floor and two bedroom apartments are located on each end of the building on floors, 1,2 and 3. The three bedroom apartments spans the second and top floor and has its own internal spiral staircase feature – highlighted with a glass domed skylight, leading to the lounge and kitchen above. Doorways to apartments on floors 1, 2 & 3 are a standard 30” wide.

Pre-Arrival

All apartments have direct dial telephones and wireless hot spot. Car parking is level and at the front of the building. Two ground floor apartments have wheelchair access and allocated parking by the entrance. The town is approximately 1 mile from the Corbyn.There is a local bus service from the bus stop about 50 metres from the front of the building. It is a 1 mile drive into town, roadside parking is available on meters. Taxis are available from the harbourside in Torquay town. Public toilets are available on Corbyn Head Green and near the Theatre in Princess Gardens. Wheelchairs and hoists can be provided by the Red Cross in Newton Abbot and they will deliver and collect for a fee and donation. Groceries can be ordered for guests and delivered daily. Min. 24 hrs. notice. 

Arrival & Car Parking

Arrival time is generally between 3pm – 7pm. Car parking is allocated for each apartment and it is a level entrance into the reception area where there is plenty of seating. Apartments on the ground floor with wheelchair access have allocated parking by the front door. A trolley is available to assist with bring in luggage. Our receptionist will accompany you to your apartment. Should you require help with your luggage, please ask the duty receptionist to assist.

Main Entrance, Reception Area

The building is entered from the car park. There is a slight incline from car park level to threshold of front door of building which is open between 9am – 7pm. The front door of the building is closed during the evening and guests gain access with their key. Lighting is good. From this lobby area you enter the reception foyer through double doors. The reception counter is in front of you. There is ample seating in the reception area. A door to the left takes you through to a two bedroom apartment, and the children’s play area. From the play area there is an exit to the rear of the building. There is a step down to the outside area. The indoor play area is behind the reception desk separated by a glass panel. To the right of the reception desk there are double doors, turn right towards other apartments or straight on toward the lift and stairs. The stairs are carpeted and a handrail is fixed to the wall. There are 17 stairs to the first floor with a half landing break after 10. There are 15 stairs from floor one to the second floor and 15 stairs again to the third floor with a break after 7 on each floor. There is a fire exit at the bottom of the stairs which leads out of the rear of the building through the play area. Lighting in all apartments is standard with halogen standard lamps for extra brightness if required. The floor is level through reception and into the corridors. There is a lift to all floors and access to apartments on floors 1, 2 & 3 is from the landing onto a balcony area. On floors 1 & 2 the balcony is tiled, one floor 3 the exposed balcony is covered with non slip covering. There is lighting on all exterior balconies. Exit door thresholds onto balconies are raised.

Public Areas – Hall, Stairs, Landing Corridor etc.

There is seating in our reception area and chairs by the lift. There are no seating areas in halls, landings and corridors.

Public WCs.

There are no public WCs.

Outdoor Facilities

To the rear of The Corbyn there is a children’s play area with wendy house/ball pit, hopscotch. There are 5 steps up to the wendy house with a hand rail. From the play area there is access to both sides of the building into the car park. This is a level area.

Bedrooms

Specified apartments on the ground floor have wheelchair access into bedrooms and lounges. All apts. are fitted with smoke alarms. Telephone points are in lounges and bedrooms.

Bathroom, Shower-room & WC (Ensuite or Shared)

Bedrooms have ensuite bathrooms with tiled floor and walls. Shower-rooms have tiled floors and walls and are not en-suite in all apartments. Showers are approx. 11” off the ground and baths are 20” off the ground.

Self Catering Kitchen

Kitchens are fitted with electric, oven, hobb, microwave, dishwasher, washing machine, fridge & freezer. Worktops are standard height with cupboards under and over. Floors are tiled. Fluorescent strip lighting and under cupboard strips shine towards the worktop.

Additional Information

In the event of a fire, do not use the lift. Take the stairs to the ground floor and exit via the emergency door at the bottom of the stairs or through the reception area to the car park at the front of the building. There is an emergency telephone on the counter of the reception desk. In case of emergency dial 9 –999.

With the exception of Registered Guide Dogs, pets are not allowed in any of the apartments.
Smoking is not permitted in any apartment or on the premises.

We occasionally play back background music throughout the public areas, this can be reduced on request.

The Corbyn is staffed daily. Details of reception open hours is available from reception.
Emergency call-out numbers are posted on the notice boards in the corridors and available in all apartments.
